Find the water's route before you pay anyone to stop it.

Most “damp problems” are the building telling you where water is getting in — or where your own moisture cannot get out. Diagnose the route and the fix is usually proportionate. Skip the diagnosis and you end up buying the industry’s favourite product: a chemical injection for a wall that never needed one.

Free surveys,
expensive answers.

Much of the damp industry diagnoses with the same tool it sells: a “free damp survey” that reliably discovers a need for chemical injection, priced by the metre. Your building surveyor has no product to sell — the diagnosis is the product. That independence is why damp findings belong with the survey, and why the first treatment quote you receive should never be the thing that defines the problem.

The order of operations.

  2. 02Trace the route — gutter, pointing, ground level, ventilation habit
  3. 03Price the source fix first — it is usually the cheap one
  4. 04Use the number before exchange — reduce, fix, or walk informed
  5. 05Re-plaster and redecorate last — after the wall has actually dried

Solid walls need to breathe. Many “damp problems” are suffocation.

Across Yorkshire’s pre-1919 stone and brick stock, cement renders, plastic paints and sealed floors trap the moisture that lime construction was designed to release. On older buildings the remedy is often removal, not addition — which is exactly the kind of cause-first analysis a Level 3 survey exists to give you.

01The survey found damp — should I still buy the house?+

Usually, yes — once you know the cause and the cost. Damp is one of the most common survey findings and most cases have ordinary causes and proportionate fixes. The mistake is not buying a house with damp; it is buying one without knowing which damp, why, and what it costs to resolve.

02What are the three types of damp?+

Condensation (moist air on cold surfaces — the most common by far), penetrating damp (water entering through a defect like failed pointing or a leaking gutter), and rising damp (ground moisture rising through the wall base — the rarest and the most misdiagnosed).

03How do surveyors check for damp?+

Pattern first: where the moisture sits, how it maps to the building outside, salts and tide-marks, mould distribution — supported by moisture-meter readings at vulnerable points. The pattern usually identifies the type; the type dictates the fix.

04Is rising damp real?+

It exists, but it is heavily over-diagnosed. Many 'rising damp' quotes for chemical injection are actually bridged damp-proof courses — a raised patio, a rendered plinth, debris in the cavity — which are fixed by removing the bridge, not injecting the wall.

05How much does damp treatment cost?+

It depends entirely on the cause: improving ventilation can cost very little; repointing or gutter repairs sit in the hundreds; lowering ground levels or re-plastering in the low thousands. Get the cause diagnosed before accepting any quote priced by the metre.
