THE ANSWER / READ THIS FIRST

Same ground as a Level 2 — read far more deeply. For old, altered, unusual or tired buildings.

“Full structural survey”, “Building Survey” and “Level 3” are the same product — the pre-2021 name, the formal name and the RICS designation. One nuance: it is not a structural engineer’s report. A surveyor diagnoses the whole building; an engineer calculates a fix for one problem. A good Level 3 tells you if you need one.

Across our patch — the stone terraces and Victorian semis of Huddersfield, Halifax, Leeds and Bradford — pre-1930 solid-wall construction is the norm, not the exception. If no trigger applies, save the money and take the Level 2: we would rather tell you that now than sell an upgrade you do not need.

The same house on a Level 2 gets a red rating and “investigate further” — which you would pay for anyway, after exchange, with no leverage. Even a Level 3 stays non-invasive: it cannot see through finished walls, but it reads the visible evidence deeply enough to tell you exactly which further investigation is worth commissioning before you commit.

01What is a Level 3 survey?+

The most detailed RICS home survey: a thorough inspection of all visible and accessible parts of the property, with a report analysing the construction, the causes and urgency of defects, and realistic repair options. It is also known as a Building Survey or, informally, a full structural survey.

02Is a Level 3 survey the same as a full structural survey?+

Yes — full structural survey is the older name for what is now the RICS Home Survey Level 3 (Building Survey). It is not the same as a structural engineer's report, which is a separate calculation-based service for a specific structural problem.

03How much does a Level 3 survey cost?+

Typically from about £630 to £1,500 or more across the UK, depending on the property's size, age, value and complexity. Our fixed prices start at £675 including the follow-up call.

04How long does a Level 3 survey take?+

Half a day or more on site, with the report usually delivered within about a week of the inspection.

05Do I need a Level 3 survey on an old house?+

For properties built before roughly 1930 — solid walls, older roof structures — a Level 3 is almost always the appropriate survey. The same applies to extended, altered, non-standard, listed or poor-condition properties of any age.
